Quick gut check: which investment do Americans trust more than stocks, gold, savings accounts, and bonds? The answer hasn't changed in 14 years.
It's real estate. And this year, that answer comes with even more conviction behind it. New national data shows people aren't just saying homeownership is a smart move; they're feeling better about it than they have in years. Here on the South Coast, where ocean views and mountain backdrops create a permanent supply constraint, that confidence shows up in the numbers every month. Let's dig into why.
Real Estate Takes the Top Spot, Again
Every year, Gallup asks Americans to name the best long-term investment. For the 14th year running, real estate came out on top, chosen by 38% of Americans, nearly double the 20% who picked stocks and mutual funds, and well ahead of gold, savings accounts and bonds.
That's not a fluke or a hot streak. That's 14 straight years of Americans picking real estate through rising rates, market swings, election cycles, and everything else the last decade and a half has thrown at them. That kind of staying power says something about how people view homeownership, and it makes sense: historically, it's one of the best ways to build wealth in this country.
Industry leaders echo the same point: a home isn't just shelter. It's an asset that can appreciate over time, build equity, and become a resource that carries forward for generations.
What Santa Barbara's Numbers Actually Say
You may have seen headlines suggesting home prices are falling and wondered if that changes the math here in Santa Barbara. Here's the honest picture from the Santa Barbara MLS for the first half of 2026. On the South Coast, the median sale price for houses and PUDs is down about 15% from the first half of 2025, but the average sale price is down less than 1%, and total sales are up about 5%. Much of the drop in the median comes from a shift in what's selling (fewer Montecito and Hope Ranch estates in the mix), not a collapse in values.
Neighborhood by neighborhood:
- City of Santa Barbara houses and PUDs (excluding Hope Ranch and Montecito) have a median just under $2 million ($1,995,000), down from about $2.2 million a year earlier.
- Montecito's median sits well into the multi-million range at about $5.8 million.
- Condos, often the more attainable entry point locally, have held a median right around $1 million.
- Well-priced homes are still moving: the median South Coast house sold in June went under contract in about 20 days.
Zoom out from any single month's snapshot and the longer-term pattern holds: homes here have historically appreciated, and pricing resets and recalibrates from time to time rather than collapsing. As long as you plan to stay put for a good stretch, you should still have a real opportunity to build equity in this market.
More People Say Buying Beats Renting
While homeownership has been seen as a worthwhile pursuit for years, something interesting is happening nationally: buying may be gaining even more ground. According to Bank of America's 2026 Homebuyer Insights Report, 53% of people now say it's better to buy a home than to rent or move in with family, the first time buying has taken the lead since 2023.
That same report found a few other signals that confidence in homeownership is climbing:
- 90% of people say a home is a valuable investment, up from 79% last year.
- 94% say owning a home provides stability, up from 83% the year prior.
Those are big jumps in a short amount of time. In a market like Santa Barbara, where buyers are competing for limited inventory tucked between the Pacific and the Santa Ynez Mountains, that renewed conviction lines up with what local agents are seeing on the ground: buyers who move decisively on well-priced properties are finding real opportunity, even as they underwrite more carefully than they did a few years ago.
It's About More Than Money
Affordability here is famously tight, and breaking into the market takes planning and patience. But that hasn't changed what people feel about homeownership as a goal, because it was never just a financial decision. It's a lifestyle choice.
A home pays you back in ways stocks never could. For many owners, a home becomes more than a place to sleep and store belongings. It becomes a reflection of who they are, a way to put down roots, build community, and create a space that's uniquely theirs. That's especially true in a place like Santa Barbara, where the setting itself (the coastline, the foothills, downtown walkability, the equestrian trails out toward Hope Ranch) becomes part of daily life in a way a brokerage statement never could.
You can't get that from an investment account. A home is the one asset that grows your wealth and gives you a place to build your life. And around here, that means something extra.
