Yes, the median sold price for Santa Barbara luxury homes sits at $2,112,500 in March, down from $2,867,500 a year ago. That sounds alarming until you look more carefully. Strip out Montecito and Hope Ranch, where COVID-era premiums are normalizing fastest, and the year-over-year decline shrinks to just 12.1%. More importantly, the current YTD median of $2,227,500 is almost identical to where we were in 2022 ($2,251,000) and 2024 ($2,200,000). Last year's $2,840,000 peak was the anomaly, not today's market.

March Sales Surged 30.6%

Here is the number that deserves the spotlight: March sales surged 30.6% year-over-year, with 94 homes sold versus just 72 in March 2025. More homes are closing than at any point in recent memory. Falling prices and rising sales volume is not a broken market. It is a market that has found its price discovery, and buyers are responding decisively.

What the Numbers Say

Pending sales are accelerating. YTD pending transactions hit 255 versus 234 last year (a 9% increase), meaning the pipeline going into spring is growing. This is the best leading indicator of where prices head next.

New listings are down 7%. With 336 new listings versus 361 last March, sellers coming to market this spring face meaningfully less competition. If your home is priced strategically, you are not fighting the same crowded field as last year.

The SP/LP ratio holds remarkably firm at 96.08%, meaning well-priced homes are still commanding nearly full asking price. The properties that are struggling tell a different story: cancelled listings this month carried a median price of $5,500,000, and extended listings averaged $3,395,000, with homes sitting 181 days on average. The data is unambiguous: overpriced luxury homes are sitting, while right-priced homes are closing.

The $5M+ tier is quietly active. Eighteen homes over $5 million sold in March, averaging just 62 days, a healthy, functioning segment for true trophy properties. The problematic zone remains the $4.25M to $4.75M range, where days on market are stretching to 100 to 200+ days and multiple price reductions are common. Precision pricing at that threshold is everything.

Every correction in this market has been followed by a new high. The structural constraints of this market (limited land, coastal desirability, no meaningful new supply) have not changed.
