The Swan Report, January 2026: Sales Up, Prices Steady, Inventory Tight

"Gratitude turns what we have into enough, and what we see into wonder."

I hope you all are doing well after the deluge of rain we had over the past few days! Traveling has been tricky to say the least, so stay safe out there.

On the economic side of things, I read that we are still not expecting a recession in 2026. How that ultimately plays into interest rates and real estate values remains to be seen, but at the moment prices appear relatively stable, even as inventory tightens again.

Inventory Is Tightening Again

Last year at this time, we had 2.51 months of inventory. By the end of October, it had pulled back to 2.58 months. In December it rose to 3.72 months, and as of today we're back down to just 2.77 months. A balanced market would require 4 to 5 months, so we are still heavily tilted toward sellers. And of course, this doesn't even include off-market activity. I currently have two escrows happening quietly outside the MLS.

November 2025 by the Numbers

Sales activity remains strong. In November 2025:

  • 82 homes sold, up from 63 the previous year.
  • The average sold price was $3,921,063, almost identical to last year's $3,906,498, showing remarkable price stability.
  • The median sold price came in at $2,412,500.
  • Total sold volume jumped to $321,527,168, compared to $246,109,389 the year before, an enormous increase driven partly by a few very large sales (such as the $28M sale at 880 Picacho Lane).
  • Most expensive home sold: $28,000,000, 880 Picacho Lane
  • Least expensive home sold: $875,000, 4849 Lookout Road
  • Cumulative days on market: 71 days

With more luxury transactions expected to close next month, total sales volume should spike again.
