The Swan Report, February 2026: Year-End 2025 Recap, Inventory Is Up

As we close the books on 2025, the South Coast luxury market is showing a clear theme: more choice for buyers, and more strategy required for sellers. Across the South Coast, active listings rose to 216 and months of inventory increased to 2.8, a shift from last year's tighter environment.

The Big Picture (South Coast, YTD Through December)

  • Closed escrows: 1,272 (+13% vs. 2024's 1,124)
  • Median sales price: $1,905,000 (up from $1,800,000)
  • Inventory: 216 active / 2.8 months (vs. 176 / 2.3 months)

Luxury Lens: The "Negotiation Zones" Are Expanding

If you're selling in the upper tier, pay close attention to where inventory is stacking:

  • Montecito: 8.3 months of inventory with 50 active listings (YTD)
  • Hope Ranch: 18.0 months of inventory with 18 active listings (YTD)

What that means: buyers in these segments often have more leverage: more time, more options, and stronger expectations around condition, presentation, and pricing.

What's Working Right Now

  1. Pricing that matches the "comparison set" buyers actually shop. Luxury buyers don't just compare within a neighborhood. They compare across Montecito vs. Hope Ranch vs. Santa Barbara vs. Carpinteria.
  2. Presentation that eliminates friction. A pre-inspection mindset, clean disclosures, and show-ready condition reduce "discount demands."
  3. Modern distribution (beyond just the MLS). High-net-worth buyers frequently move through private networks, agent-to-agent intel, lifestyle media, and strong short-form video.

Buyer Strategy: How to Win Without Overpaying

  • Use inventory to your advantage: ask for better terms (repairs or credits, timing, contingencies that make sense).
  • Watch "stale" listings: in higher-inventory pockets, time on market becomes a lever.

December by the Numbers

  • Most expensive home sold: $17,270,317, 1690 San Leandro Lane
  • Least expensive home sold: $1,025,000, 117 W Valerio Street
  • Median price home sold: $1,850,000
  • Average price home sold: $2,685,823
  • Cumulative days on market: 59 days
